Prior to working with Titanium Solutions, I worked as a real estate agent for over 22 years.  Part of my business has been working with NOD and REO properties.  I would obtain the NOD (notice of defaults) list from the recorders office, and contact the homeowners.  I listed many of these properties, and tried to get them sold before they were auctioned at a public sale.

When I found out the property was in foreclosure, it was public record, and I was competing with many other real estate agents for the listing.  I sometimes had a difficult time contacting the lender, and getting them to co-operate with me to post-pone the sale to facilitate an offer I was trying to close.
