Working with Titanium Solutions as a Loss Mitigation Consultant has been a
very exciting and rewarding experience for my brokerage and agents alike.
Our training program at our headquarters includes becoming part of the
Titanium Solutions network to receive a great amount of listing leads for
homeowners that are looking to sell their property and help them relocate
to a more affordable home. We also become part of reducing time and
decreasing financial losses for lenders while helping borrowers keep their
homes by offering work out programs and loan modifications as an
alternative to foreclosure. The greatest success is to be able to work
with a borrower that is willing and able to get back on track with their
mortgage and assist them with the entire process.
I received an assignment from Titanium a few weeks ago and personally met
with a nurse and single mother of two children in Little Falls, NJ which
was a bit skeptical about the possibility of being able to save her home
from going into foreclosure. She saw no other option than to have to sell
the home. We discussed what caused her to fall behind and aside from
going through a divorce, helping her children with college tuition and
paying for her sons surgery which as the sole provider made things a bit
difficult, she really wanted to keep the home that she worked so hard for.
I went over her financials and was able to determine that by working with
her lender, she can actually keep her home after seeing that her past
financial obligations were no longer present. Her children's recent
college graduation and having her automobile paid in full made things
easier. I felt very happy to see that through Titanium Solutions, I was
able to make someone achieve the dream that she thought would not be
possible this year. The dream of being able to spend Christmas in her home
with her children and not being behind on the mortgage with the home that
she so much loves.

Several months ago I received an assignment from Titanium on a home in Austin, TX. I knocked on the door and the owner answered. I introduced myself and explained that I was there to help. She immediately broke down in tears and thanked me. Then she invited me into the house and explained the situation with job lay off, medical bills for her daughter, etc. She said it was such a relief to be able to talk to someone about it that would try to help her. After going over the financials, we came to the conclusion that there was no way they could afford the house. We signed a listing agreement within a couple of weeks (her father in law passed away during this time). I found them a lease property and got them moved out, got the house sold, and I am now their HERO. We have kept in contact over the months.
Thank you so much for the opportunity to help others and make a difference in their lives. It was only with your guidance and training that I continue to help others.

I have been involved with Titanium Solutions only about 5 months. I have enjoyed working with homeowners who were close to foreclosure.
I remember one man who would not answer his door, even though he was home, and there were kids running around his yard. I went there twice, and left a message for him to call me. He didn't.
I filed my report with Titanim Solutions and went on with life.
Coincidently, I had a listing a few streets from him. I thought that I'd give this guy one more chance. I drove by his home and he was in the yard. I stopped and introduced myself. He told me that he was so disgusted with the interest rate he had that he was beside himself. I did not have his file with me, so I couldn't tell him exactly what the Litton offer was, but I knew he would like it. I faxed him the
Titanium package and he was so excited, I could not believe it. His mortgage payment decreased about $400.
Now I have a friend for life.
My brief story-- I was a successful RE/MAX agent in Massachusetts in the 80"s and 90's, but my wife and I got tired of the cold. We bought a home in Florida and moved here in 2005. Just as I was getting on my feet the market here crashed. I struggled. I obtained an E-PRO designation and became aware of Titanium Solutions through an acquaintance in E-PRO.
Joining Titanium was the best thing I have done down here. What a great way to rebuild my business. I have 4 or 5 listing through Titanium. In addition, I have met hundreds of future clients. I have told this to Sue, Karen Knight, Ken Dunlop and Marilee.

I have gotten an overwhelming sense of relief on most of my clients faces and voices. Just last night I got a chance to talk on the phone with a client who after having a failing business and a tough time even coming up with half the mortgage payment said that she could really start to see the light at the end of the tunnel. I reiterated that that’s why we are here and that not only was she not alone with this situation, but that people that go through this aren’t “bad” people. She was very relieved to have just spoken to me on the phone and there was a complete sense of acomplishment in her voice that she had someone on her side to help thought the process.
Just the other week I helped a couple with a loan mod that will save them almost $300 a month and will allow them to not only keep up with their mortgage payment, but to keep their home. They were very appreciative for my help and even though there isn’t a direct result to my income, I have made a relationship that will undoubtedly be fruitful in the future because they know I’m not here to sell them anything, but to help them with anything they need.
Working with Titanium Solutions has provided a huge opportunity to help people with their real estate needs. Not just in the direct effect of a listing, but in the chance to really help people that are going through a tough time. I was told by many of my contemporaries to stay away from short sales and don’t waste my time with any of this, but I really feel like I’m helping people on a level that goes beyond the transaction. I got into real estate to help people, and this is the perfect fit for me!
